How Do Low Deposit Homes Work?
Typically, a bank requires a 5% minimum deposit for a home loan, provided you satisfy all the other criteria, and with a low deposit home loan, it’s no different. Instead of using your own funds, however, we have made special partnerships with builders to further top up the QLD Government Grant, giving you up to $35,000 in Grants towards your deposit.
To be eligible for the first homeowner grant, you must:
- Have a job with adequate salary to pay a mortgage
- Show the ability to save, or be paying rent through a real estate
- Not have large amounts of debt outstanding
- Have a good credit file
- Purchase a home from one of our partner builders (for the additional $20,000 to be available)
I’m Eligible for the Grant, Now What?
The team at Orbit Property will discuss the entire process of going through the First Home Owners grant scheme and perform an initial eligibility assessment of your current standing. After this, we’ll refer you to a mortgage broker, who will perform an in-depth financial assessment, showing you how much you’ll be able to borrow as well as the kinds of loans on offer. We refer our clients to trusted mortgage brokers with upstanding reputation and extensive experience in finding banks that cater to low deposit home loans.
From here, we get to the exciting part: we’ll have a meeting with you and discuss what you’d like in your home, the kind of suburb you’d like to live in, and have a look at the plans from our various partner builders that fall within your budget.
