Preparation for Market & Advertising

Unsure about the state of your property? No worries. Have us look after cleaning and maintenance checks for you, hassle-free. We’ll make sure your property conforms to legislative requirements, such as fire alarm regulations. After getting your property up to scratch, we’ll have a professional photographer come in and photograph your property to show it in its best light before we list it.

We list your property through as many mediums as possible, including:

Tenant Relations:

We believe that the success of your tenancy does rely on the happiness of your tenant. We conduct personalised on-site handovers for your new tenant, showing them how to use the appliances, informing them of their obligations in regards to utilities and building policies, as well as letting them raise any questions to make the whole rental arrangement cordial and respectful. Quarterly inspections are conducted, with a comprehensive report issued on every occasion.

Whilst we maintain a cordial relationship with your tenant, we take a firm stance on the inability to pay bills:

  1. After three days of arrears, a reminder text will be sent
  2. After five days of arrears, a call will be made to discuss payment
  3. After seven days of arrears, a breach notice will be issued

Contract Renewals

Approximately 10 weeks before the lease agreement ends, we complete a full comparable analysis on the market to ensure you are achieving optimal market rent. By completing the lease renewal review 10 weeks prior to the lease agreement ending, this allows us to proactively prepare for re-marketing the property if the lease agreement should come to an end.
